Understanding Septic Tank Inspection and Why It is Needed

A septic tank inspection is a detailed assessment of the tank and its connected drainage. Once the tank has been emptied, an engineer can examine its internal structure, check the upstream and downstream pipework, inspect the outlet, trace the discharge and test for rainwater cross-connections.

An inspection is needed to:

  • Investigate smells, slow drainage or unusually frequent emptying.
  • Check for cracks, leaks, blockages or structural damage.
  • Understand where the tank discharges and identify compliance concerns.
  • Assess the system before buying or selling a property.
  • Establish whether repairs, maintenance or replacement are required.

We provide a factual report, reviewed by our technical team, with clear findings and practical recommendations.

What UKDP's Specialist Septic Tank Inspection Includes

The tank must be emptied so every accessible area can be examined. Tank emptying is arranged and charged separately.

Full structural assessment

A 360-degree inspection checks the tank’s internal condition for cracks, leaks, damage and deterioration.

Upstream and downstream checks

We lift accessible manhole covers around the tank to check whether the connected pipework is running clear.

Outlet and discharge review

The outlet is inspected to confirm how it functions and establish where the treated effluent discharges.

Rainwater cross-connection test

Dye testing checks whether roof downpipes are incorrectly directing rainwater into the foul drainage system.

Compliance concerns identified

We highlight findings that may affect the system’s compliance with the relevant General Binding Rules.

Technical report and recommendations

You receive a factual report with clear findings and recommended next steps, checked by our technical team before issue.

I would like to thank you regarding the claim you handled for me regarding my Septic Tank. You kept me fully informed of progress with my Insurance Company. The replacement tank was installed last month. I am so relieved that the work is now complete. I would be grateful if you could also pass on my thanks to Kevin. I think he attended three times and he was always very professional and reassuring.

How UKDP Inspects Your Septic Tank

A typical inspection takes around two to three hours on site and follows a clear, evidence-led process.

  1. Site overview

We review the system’s layout, access points and visible condition before beginning the detailed checks.

  2. Drainage flow checks

Accessible manholes upstream and downstream of the tank are lifted to check that the pipework runs clear.

  3. Tank emptying

A tanker empties the septic tank so the internal structure can be fully examined.

  4. Structural inspection

We complete a 360-degree survey of the tank, looking for cracks, leaks, damage and deterioration.

  5. Outlet survey

The outlet is checked for function and traced to establish where the effluent discharges.

  6. Testing and reporting

We dye-test downpipes for rainwater cross-connections, then prepare a factual report for technical review before issue.

Understand Your Septic Tank and What to Do Next

Once the inspection is complete, our technical team reviews the findings before your report is issued. We then explain what was found and what, if anything, should happen next.

Your report may show that:

  • No immediate action is required.
  • Routine emptying or maintenance is needed.
  • A specific component requires repair.
  • Further investigation or a detailed survey is necessary.
  • The system needs upgrading or replacing.
  • A potential compliance concern should be addressed.

Every recommendation is based on the inspection evidence. You will understand the reason for any suggested work before deciding how to proceed.

Signs Your Septic Tank Needs Inspecting

Septic tank problems are not always visible from the surface. These signs do not confirm the cause, but they can show when a detailed inspection is needed.

What You May Be Noticing

  • Persistent sewage smells
  • Slow drains or wastewater backing up
  • The tank needs emptying unusually often
  • Wet ground or effluent pooling nearby
  • You do not know where the system discharges
  • You are unsure about the tank’s condition

What UKDP Inspection Investigates

  • Damage, blocked pipework or problems with the outlet and discharge
  • Whether the upstream and downstream drainage is running clear
  • The tank’s condition, capacity and how the outlet is functioning
  • Whether wastewater is leaving the tank and discharging as expected
  • The outlet route and discharge location, where these can be established
  • Structural damage, potential compliance concerns and recommended next steps

Septic Tank Inspections Can Support an Insurance Claim

A professional inspection provides factual evidence about the cause, nature and extent of septic tank damage. This can help establish whether the problem resulted from a sudden insured event or from age, wear, poor maintenance or another policy exclusion.

The inspection is normally paid for by the customer unless UKDP has been appointed by the insurer. If the findings indicate potentially insured damage, our in-house claims team can review the evidence and policy wording, liaise with your insurer and help with a valid claim.

Our claims support is free. You pay only your policy excess.

Septic Tank Inspection: Frequently Asked Questions

Ask our team

What information should I provide before a septic tank inspection?

Share any records you have for the tank and connected drainage, including its location, previous repairs, maintenance or emptying history, and known discharge point. Do not worry if the information is incomplete. Tell us what you know and any symptoms you have noticed so we can plan the visit.

How long does a septic tank inspection take?

A typical inspection takes around two to three hours on site. The exact duration can depend on access, the system layout and what the engineer finds. Your report is then checked by our technical team before it is issued, so the visit and completed report are separate stages.

Does the septic tank need to be emptied before inspection?

Yes. The tank must be emptied so the engineer can view and assess its internal structure. Emptying is a separate service and is charged in addition to the inspection. The emptying cost depends on the amount removed from the tank.

How much does a septic tank inspection cost?

Our current septic tank inspection price is £399, including VAT. Tank emptying is additional and costs between £180 and £280 per 1,000 gallons, depending on volume. We confirm the applicable charges before the visit so you understand the costs from the outset.

How often should a septic tank be inspected?

There is no single inspection interval suitable for every system, and we do not offer a standalone annual inspection as a standard product. Arrange an inspection when symptoms appear, the condition or discharge is uncertain, or a property is being bought or sold. Emptying remains separate routine maintenance.

Can an inspection confirm that my septic tank is compliant?

An inspection can identify potential compliance concerns, including an unsuitable discharge arrangement or rainwater cross-connections. It is not a blanket compliance certificate. Requirements depend on the property’s location, discharge type, volume and system history. England has General Binding Rules, while other UK nations have separate regulations.

Will I receive a report after the inspection?

Yes. You receive a factual written report setting out the findings and recommended next steps. It is checked by our technical team before issue. The report may recommend no immediate action, maintenance, repair, further investigation or system changes, with the reason for any recommendation explained clearly.

Should I arrange a septic tank inspection before buying a property?

A standard building survey may only give private drainage a limited review. A specialist inspection provides clearer evidence about the tank’s condition, outlet, discharge arrangement and potential compliance concerns. The findings can help you raise informed questions and understand whether repairs or further investigation may be needed before proceeding.
